In Madrid, the apartment rental market is basically divided into 2 options:

Short Term Rentals, mainly for tourists & holiday accommodation and business travellers (see our own short-stay rentals in Madrid here)

Long term Rentals, mostly for locals with a 1 to 5 year contract.

There are big differences between both options:

SHORT TERM RENTALS IN MADRID

Short-stay rentals are perfect when you want to stay in the city a few days, or maybe a couple of weeks, but when you need to be in Madrid for a few months, if you look at most of websites, the price can become prohibitive as tariffs are given per night, and anything over a month is often just too expensive. In HomesForTravellers we offer you great discounts for stays longer than one month and really special prices for stays longer than 3-6 months, depending on the apartment.

The main difference and also the main advantage is that in the short term rentals the apartments are fully furnished and equipped and, usually, all the bills are included in the price: electricity, heating, air conditioning, Internet connection and community bills. So, the rental price is a fix price, you will not have to spend more money, there are not extra or hidden costs. Also, the apartments are fully equipped, even with bed linen and towels, and all the kitchen appliances. That means a great saving because you only need to bring your personal things. And the Security Deposit, which will be refunded at the end of your stay is usually much lower or, in some of the apartments that we manage, you just will be just asked for your credit card details as a guarantee. You will not be charged any amount in your credit card if there are not any damages in the apartment at departure. The maximum contract period for short term rentals is for 1 year and can not be extended.

LONG TERM RENTALS IN MADRID

It is often difficult to find long-term rentals in Madrid. Local landlords will offer longer stays but mostly ask for yearly contracts as a minimum, and these days almost all landlords ask for local bank guarantees, salary slips and job contracts as a guarantee that the tenant has financial stability. On the long term rent, most of the apartments in Madrid are not fully furnished and equipped and you will have to pay for all the bills, and contract directly with the suppliers (electricity, gas, telephone, internet connection, etc). That means that you will have to add to your rental price about 200€ per month to pay those bills. Also, you will have to pay in advance at least one month rental as a Security Deposit for the owner and other one month rental if you rent it through an agency plus the monthly fee.
